Land Needs

Residential and Commercial Land Needs

The Provincial Policy Statement requires that municipalities make sufficient land available through intensification and redevelopment, and designated growth areas to meet projected needs for a time horizon of up to 20 years.

In July 2011, a background report prepared by Monteith Brown Planning Consultants was prepared entitled the Intensification in Centres and Corridors Study. This study undertook a detailed analysis of population projections, development trends, residential and commercial land supplies, and established land needs to the year 2031.

It was determined that the existing land supply in the City is sufficient over the foreseeable future to accommodate needed development and no expansion of the urban boundary is required.

The residential land needs component is available as Appendix C and the commercial land needs component is available as Appendix D of the Intensification in Centres and Corridors Study.
