Planning Research Requests, Permitted Use and Zoning Letters are usually requested to provide information to mortgage lenders, provincial agencies, environmental consultants and others.

What is included in a Permitted Use & Zoning letter?

-Current zone of the subject property
-Confirmation of whether the existing or proposed use is or is not permitted.

This letter will not confirm compliance with any other zoning regulation such as: parking, separation distances, outdoor storage, approvals from other agencies, or any other applicable requirements.

NOTE: Even if no construction is proposed, the Building Code Act may still require that you obtain a Change of Use Permit where the use of the building is changed and results in an increase in hazard as determined in accordance with Table 1.3.1.4. of the Ontario Building Code. Common examples that require a Change of Use Permit are: converting a warehouse or other industrial use to a gymnasia/recreational facility; converting an office to a restaurant; or any other use to a residence.
