Please be advised that a Public Hearing of Sarnia City Council will be held on Monday, July 8, 2024 at 1:00pm to consider the planning application for the property listed below and as shown on the Area Map.

  1. Official Plan Amendment No. 04-2024 is to amend the City of Sarnia Official Plan to add site and area-specific policies for 1375 London Road regarding the minimum required height for stand-alone, non-residential buildings. Per Section 5.3.2.3(e) of the Official Plan, all development within the Mixed-Use II Corridor shall incorporate a minimum building height of 3 storeys or 11 metres, whichever is greater.

The subject lands, approximately 45,000 square metres in area, are designated Mixed-Use Corridor I in the City of Sarnia Official Plan and contain an existing multi-tenant commercial plaza. The proposed amendment would help facilitate the development of a 6,000-square-foot, stand-alone building for the proposed restaurant use with a drive-thru facility on the subject lands.

The subject lands area designated “Mixed Use Corridor I” within the City of  Sarnia Official Plan and zoned “Commercial Centre 1-20 (CC1-20) in Zoning By-law 85 of 2002, as amended.

Planning Act Appeal Information

If a person or public body would otherwise have an ability to appeal the decision of the City of Sarnia to the Ontario Land Tribunal, but the person or public body does not make oral submissions at a public meeting or make written submissions to the City of Sarnia before the Zoning By-law is passed the person or public body is not entitled to appeal the decision of the Council of the Corporation of the City of Sarnia to the Ontario Land Tribunal (OLT) and may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal (OLT) unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
